Though we are still in the ever-changing world of Coronavirus, it looks as if the vaccine is presently our saviour.

Where do we go from here, firstly, the property market is still very buoyant with a shortage of properties coming to market, there has never been a better time to come to market, with many very strong buyers lined up, for each and every property.

Sounds Good? it is !! With some caveat of caution, prices are very strong, not potty !! overpricing will get you nowhere, your buyers have had months and months of lockdown to assimilate current local price trends. So initially it is far more sensible to speak to a local agent with a strong track record in successfully marketing in the current market conditions such as Harrison Robinson to get you the best possible price.

Remember it is very easy to ‘overprice’ a property only to find your agent calling you to reduce the price after a couple of weeks of poor viewings. This is only the start of the slippery slope, If you home has been over valued by £50,000 then reducing it by £5000 won’t make any difference, neither will a further £5,000 reduction. Your home will just languish, with clients calling in to your estate agents with the words ‘what’s wrong with it?’

So, get the price right, get professional photography and a 360-degree video tour, look for an agent who will go the ‘extra mile’.
